Retail and town centres
Modan has worked on several high profile retail projects with large national businesses such as Westfield, Coles and AMP Capital.
We understand project metrics which are required for retail in a changing retail landscape whilst balancing the increasing design aspirations of approval authorities.
Subdivisions
We design by building envelope applying the Modan Product Suite meaning our clients have the confidence that the lots we produce will not require unnecessary discounting.
As a point of difference we work closely with builders, sales agents and engineers to ensure the integrity of the product our clients take to market and minimising the number of hard sells for their sales agents
Residential product development
We often come across opportunities to enter a new section of the house and land market or challenging sites which need additional intellectual investment to realise their potential. These could be anything from triangle parcels to sloping sites where a uniform solution will miss out on latent revenue.
Modan has an internal skills set which can turn a challenging site into an opportunity by providing a market responsive design and linking it with our builder partners for mutual benefit.
From the house design innovations required for a different market segment, to the increasing limitations of service authority offsets, to locations for builders to deliver materials in tight spaces; Modan has an adept understanding of all aspects of small lot housing projects.

Modan has a broad experience in medical centres, warehouse/showrooms, service stations/fast food, swim centres, childcare and even a microbrewery.
We have a wide network of relationships with operators and agents that ensure that the work we produce is grounded in commercial reality and is commercially feasible.
Modan’s design guidelines provide a balance between investment protection for purchasers/establishing a pleasing streetscape with the volume builder product requirements.
We also provide special design guidelines to solve challenges with difficult sites or facilitate an approval which otherwise would not have been possible.
